As the landmark of Luogang Science City in the east of Guangzhou,Greenland Central Plaza, a fully-integrated mixed-use development, consists of commercial blocks,office spaces of diverse types, a cultural center and apartment buildings. The project encompasses 103,000 square meters of land with GFA of around 600,000 square meters according to the master plan, including a 42-story,150-meter high super Grade-A office building which uplifts Luogang’s skyline to a new height.
The essence of urban-vitality is a paradox,on each side stands change and invariability. The outer world, the technologies and the materials no doubt change constantly, but on the other hand, people’s spatial preference to savanna has never changed since the past several centuries, leading to the willing of staying in public spaces and nature spaces in the city.
Greenland Central Plaza, which is located in Luogang,Guangzhou, has responded to the paradox. This project shows full respect to both the changing world and to people’s yearning of “urbanjoy-space”. By highly fusing different elements and functions, a richer and more colorful urban image has been described.
Greenland Central Plaza is divided into four quadrants by a transversal spatial axis functions as the carriageway and a vertical axis as the walkway. Such a layout offers the first opportunity to the parcel to communicate with the rest of the city,which can be regarded as its core value.
The four quadrants are subdivided into blocks of approximate 36mX36m by extending streets which forma capillary system of the space. From the entrances, urban vitality and crowds are introduced into the deeper parts of the site. The streets with appropriate dimensions turn the commercial spaces on both sides into visible and perceptible interactive windows. The “pocket spaces” in small plazas offer public spaces for people to stay in apart from a suggestive indication towards the commercial spaces.
Greenland Central Plaza offers more flexibility and smaller dimensions to industrial layout. “Finance-friendly” space models have been employed to keep proper stride during development and achieve in dependent operation later.
The second phase includes six office buildings. Detached buildings are adopted with consideration of offering flexibility to users. The division and combination of properties invarious ways can be achieved with the center traffic system.
Thethird phase consists of four commercial facilities and two office buildings.The timeline of the plaza is prolonged by the flexible commercial elementsoffering 24-hour comprehensive services. Combining the super high standardoffice units with the sunken traffic hub may possibly be a perfectconfiguration of efficient urban life.
Small scales and blocks are no doubt the most remarkable features which enable landscape take part in the project deeplyand penetrate into the space. At the same time, the height end perceptible edges of the buildings are lower to be friendlier to pedestrians.
“Urban joy-space” which can satisfy the preference of the citizens could be found everywhere. Different plazas near the spatial axis, the roof garden that connect commercial blocks, tiny corners to stay in and landscape to interact with can all be regarded as part of “urbanjoy-space”, which provide many glimpses of nice pedestrian-friendly public spaces.
Landscape and pedestrian become the most important spatial clues rather than the other elements, which makes the project aim able and easy of approach, it dosen’t look like the other industry parks, and positively response to citizens’ requirements.

In the central plaza, people are no doubt play the leadung role. The crowds walk along commercial streets while petals fall down, and those chatting and resting in the plazas decorate the place.
